DESIGN & BUILD (TURNKEY) : AN EMERGING TREND

“Design & Build” or “Turnkey” phenomenon is not new to the field of Architecture & Interior Design , but off late - it has become a preferred practice in the market. As the name suggest, Design & Build project is executed by the same agency that has designed the project. This blog will attempt to examine various facets of this emerging trend.

 

Cost Effective & Time Saving :

It’s a cost effective & time saving way for both client & designer. The time involved in getting various vendors , discussing & negotiating cost with each one of them & then handling complex coordination among them becomes tedious for many clients and sometimes results in undesirable outcomes like poor workmanship, time delays & escalation in cost.

Improved Coordination:

Any building project has several components. Civil work, plumbing work, electrical work & interior finishing. Often these activities run parallel & are interdependent on each other. For example before casting the slab , electrical conduiting for fan & light in ceiling needs to be provided, whereas switches etc are installed after plastering of walls & paint. If some subject expert is not actively guiding the project, undesirable clashes among various vendors are bound to happen. Incase of a design & build project the designer understands these nitty gritties & can foresee such eventualities & take proactive measures to avoid these situations.

Effective Design Communication:

Many a time the essence of a design is lost due to miscommunication between designer & contractor. Sometimes contractor do not understand the design & at times willfully ignore to avoid doing some work where they can save cost. In such a scenario it is a loss for client. In a Design & Build scenario this aspect is taken care because the designer himself is executing the project.

Value Engineering:

When the designer knows that he has to execute the design, there is a possibility of greater value engineering to avoid all sorts of hassles & save time & cost. The client is ultimately benefitted due to this aspect. 

Overall this trend is becoming more popular day by day, because it’s a win-win situation for both Client & the Designer.
